Reservation and subscription terms
Imobria is operated by Cod3Labs LLC. These terms describe your implementation reservation and ongoing subscription. Your accepted scope and any separately approved quote identify the services ordered.
1. Implementation and payment milestones
| Offering | Setup | Deposit | Balance | Delivery window |
|---|---|---|---|---|
| Agent | $5,995 | $1,800 | $4,195 | 3–5 business days |
| Agency | $10,995 | $3,300 | $7,695 | 7–10 business days |
| Marketplace | $14,995 | $4,500 | $10,495 | 10–14 business days |
The deposit reserves your order. The remaining setup balance is due after your approval of the completed work and before production launch. Separately agreed additional work is quoted before it is added. No tax is currently charged; the issued invoice confirms your amount payable.
Implementation covers custom visual design and configuration of the existing Imobria platform, responsive presentation, standard built-in functionality and integrations, domain/DNS and SSL setup, deployment and launch assistance, and supported migration of up to 500 listings. Agent includes up to 8 custom-designed content pages and one training session. Agency includes the Agent scope for one branded website, up to 12 content pages, team roles and permissions, shared workflows, lead assignment, configuration of up to three team processes using existing Imobria tools, such as inquiry assignment, follow-up tasks or viewing-request routing (a setup allowance, not a daily activity limit) and two training sessions total. Marketplace includes the Agency scope for one branded marketplace, up to 16 content pages, contributor accounts and submissions, admin moderation, public search and inquiry routing. All include two design revision rounds. Reusable listing pages, search results and standard app screens do not count toward the content-page allowance. Marketplace costs $14,995 for the standard scope, with a $4,500 reservation deposit and $10,495 balance after approval, before launch. Additional work requires a separately approved quote. Custom feeds, commission/payment logic, new functionality and complex migration require a separate quote. Paid provider services are paid separately by the customer; requirements and estimated costs are disclosed before payment. Supported connector configuration is included; custom integrations are separately quoted.
2. Delivery and acceptance
The delivery window starts when we have the signed scope, cleared deposit, complete brand assets, required access and usable listing data. Customer review delays and third-party approvals pause the delivery clock. If Imobria needs a revised delivery date, we will notify you and agree that date in writing. Additional or changed scope may require a separately agreed schedule.
You review the delivered work before approving it. Approval applies to the delivered version identified in your account. Your subscription starts at production launch, after the setup balance is settled.
3. Reservation deposit policy
Reservation deposits are non-refundable once paid, except where a refund is legally required or Imobria cancels the project. If Imobria cancels the project, your reservation deposit will be refunded. A customer-requested cancellation or delay does not itself make the deposit refundable.
4. Subscription and listing tiers
The initial commitment is 12 months from production launch. Choose monthly payment or prepaid annual payment. There are no per-user or staff-seat charges.
| Listing allowance | Monthly payment | Annual prepayment |
|---|---|---|
| Up to 500 published listings | $250 | $3,000 |
| Up to 1,000 published listings | $450 | $5,400 |
| Up to 2,000 published listings | $800 | $9,600 |
| Up to 5,000 published listings | $1,500 | $18,000 |
| Up to 10,000 published listings | $2,500 | $30,000 |
| More than 10,000 listings | Custom quote | |
Your selected listing-capacity plan remains at its agreed price until an authorized billing user confirms a change. A lower listing count does not automatically reduce the price. Only managed, published property inventory counts, including listings published by your contributors. Draft, archived, deleted and unpublished listings are excluded. External MLS/IDX search results merely displayed through a connected service are excluded; imported properties published as managed inventory count. Annual payment is 12 times the selected monthly tier, without an annual discount. Publishing beyond your allowance requires an upgrade; drafts can be created at any time. Alerts are planned at 80% and 100% capacity. Only admins or authorized users with Billing permission may explicitly confirm a plan change. Monthly upgrades charge the prorated price difference for the rest of the current billing month; capacity activates only after payment confirmation and the new monthly rate applies on the next UTC billing date. Monthly downgrades require confirmation, take effect on the next billing date only if published inventory fits, and do not refund the current month. Annual upgrades require an accepted quote for the prorated difference over the remaining term, with capacity activated after payment. Plan changes preserve the original billing anniversary and commitment end date.
The subscription includes hosting, backups, security updates, platform maintenance, ticket support and one hour of minor content/configuration changes per month, without rollover. Bug fixes do not use that hour. New features and larger changes require a separate quote. Setup covers custom design and configuration; the subscription provides the hosted, maintained managed SaaS platform. You retain your branding, content and listing data; source-code handover is not included.
5. Cancellation during the commitment
A cancellation request during the initial or renewed 12-month commitment prevents renewal. Service and scheduled payments continue until the current term ends. We do not accelerate the remaining scheduled monthly payments into an upfront cancellation charge.
6. Annual payments and account credits
Prepaid annual subscription payments are not refunded in cash, except where legally required. Customer cancellation does not end the current commitment or automatically create a credit. Approved prorated adjustments are account credits that can be applied to an approved plan change or remain on your account for future services. A plan change and any applicable credit must be confirmed in writing.
7. Notice and renewal
Submit cancellation notice through the ticketing system in your Imobria account at least one calendar month before the current term ends. Another 12-month commitment starts only after you explicitly accept renewal. There is no automatic renewal into another 12-month term.
If cancellation is submitted without the required notice, any late-notice fee will be confirmed to you and will not exceed one month of your current subscription price. For an annual plan, this cap uses the monthly equivalent of your current annual tier. Such fees are not automatically charged to your payment method.
8. Payments and records
Your Imobria invoice offers Imobria online payment options and Bank Transfer to the shared Cod3Labs Slash account. Use the invoice reference as the transfer memo. Transfers remain unpaid or pending until received and matched in accounting; viewing transfer instructions is not proof of payment. Invoice amounts and payment status in Odoo are authoritative.
Your checkout acceptance records the account identity, acceptance time, selected offering, scope, pricing and this agreement version. These terms do not limit rights or refunds required by applicable law.
