How forward-thinking agencies are moving beyond listing aggregators and launching branded portals that own the client relationship from search to signed contract.
For decades, real estate agencies have accepted a fundamental trade-off: list on Rightmove or Zillow to reach buyers, but hand over the client relationship — and the data — to a third-party platform. The aggregator gets the brand recognition; you get the lead, eventually, after competing with every other agency on the portal.
A growing number of brokerages are breaking this cycle by launching their own branded marketplaces. The economics have shifted: white-label platform software has made it possible to run a production-grade portal without a dedicated engineering team. The question is no longer whether an agency can afford to build a portal, but whether it can afford not to.
The agencies seeing the clearest results are those treating their portal as a content and data asset, not just a listing directory. They publish market reports, neighbourhood guides, and agent profiles that drive organic search traffic. By the time a buyer finds a listing through their own channel, the agency already has a first-party relationship — no referral fee, no competitor listings on the same page.
The transition doesn't have to be all-or-nothing. Most agencies we work with continue syndicating to aggregators while building their owned channel in parallel. Over 12–24 months, the proportion of direct enquiries typically grows to become the primary source — and those leads convert at a meaningfully higher rate.
