How to Launch a Commercial Property Marketplace Buyers Actually Trust
Commercial buyers and tenants shortlist differently from home buyers. Here is what a commercial property marketplace has to get right before launch.

A logistics firm needs warehouse space. Their operations manager opens a property site and finds a warehouse listed between a two-bed flat and a garden studio, described as "spacious" and "bright".
She closes the tab. Spacious is not a floor area.
Commercial property is its own trade. If you are thinking of launching a marketplace for it, that is good news: the gap is real, and closing it is mostly about getting the basics right for a different kind of buyer.
Commercial buyers wear work boots
Picture a shoe shop that sells mostly slippers, with one pair of work boots in the corner. The boots might be fine. Nobody who needs boots trusts the shop.
A commercial buyer or tenant is shopping for work boots. They know what they need, they compare carefully and they arrive with a checklist. A marketplace built for them earns trust by speaking that language from the first screen.
What every listing has to show
Before anyone books a viewing, a commercial searcher wants facts. The exact list depends on your market, but it usually looks like this:
- Floor area, and how the space is divided
- Price or rent, and what it is based on
- Lease terms, including length and any break options
- Whether it is let, and on what terms
- Permitted use, so they know they can actually trade there
- Running costs such as service charges
- Parking, loading, access and building specification
Decide early which of these are required on every listing. A marketplace where half the listings skip the floor area is a marketplace people stop using.
The search has to think in their terms
A home buyer filters by bedrooms. A commercial searcher filters by use, size, location and whether they want to buy or lease.
Map out how your audience shortlists before anything is designed. Talk to a handful of them. The filters that matter will be obvious after one conversation.
Longer deals make the back office matter more
Commercial deals have more parties, more documents and more back and forth on terms than a typical home sale. That puts weight on the parts visitors never see:
- Inquiries that reach the right agent quickly, whether they come from a form, email or WhatsApp.
- A CRM that keeps the full history of every contact and every conversation.
- Transaction management, so each step of a deal is visible to everyone working on it.
- Documents and e-signing, because heads of terms and leases should not travel as email attachments.
- Invoicing and financials, for fees and anything else you bill.
Decide who lists
Is this your own stock, or will other agents and landlords list on it too? A marketplace with partners needs roles and permissions, so each partner sees and edits only their own listings, and a clear process for checking new listings before they go live.
Get this settled before design starts. It shapes almost every screen.

- 05Go liveYour own marketplace
Your branded marketplace is designed and built for you, around your audience and the way they search, as a one-time purchase. Behind it, listing management, CRM, ticketing, transactions, documents and e-signing, invoicing, calendar and viewings, and analytics share one set of data. You switch modules on and off yourself.
The platform is a monthly subscription based on active listings, with all users and API access included. If commercial deals need something the core does not do yet, ask: feature requests from any client go into the shared core, and updates ship monthly.
With your brand assets, data and decisions ready, you can be live in a few weeks.
Start with one page
Before you talk to any vendor, write down the facts your buyers need on every listing and the filters they use to shortlist. That page is your brief.
Sell work boots to people who need work boots, and they will come back.
